This⠀position⠀is⠀primarily⠀responsible⠀for⠀implementing⠀the Real⠀Estate⠀property⠀management,⠀leasing⠀acquisition/divestiture⠀and⠀property⠀use of the⠀Port of⠀Tacoma’s⠀current⠀and future⠀real⠀estate⠀portfolio.⠀This⠀position⠀is⠀responsible⠀for⠀presenting⠀analysis⠀and⠀transaction⠀recommendations,⠀to the⠀Director⠀of Real⠀Estate,⠀senior⠀management,⠀and the⠀Board of⠀Commissioners.

The⠀Sr.⠀Manager,⠀Real⠀Estate⠀Leasing &⠀Acquisition⠀is⠀responsible⠀for⠀assisting⠀in the⠀Port of⠀Tacoma’s⠀economic⠀development⠀efforts.⠀This⠀includes⠀recommendations⠀to the⠀Director,⠀Real⠀Estate⠀regarding⠀acquisition⠀and⠀development⠀of⠀properties⠀that⠀implement⠀the Port⠀of⠀Tacoma’s⠀strategic⠀plan. This⠀position⠀will⠀develop⠀close ties⠀with the⠀Economic⠀Development⠀Board and⠀key real⠀estate⠀market⠀partners⠀to advance⠀the⠀Port’s⠀strategic⠀job-creation⠀goals.

This⠀position⠀also⠀maintains⠀and⠀promotes⠀positive⠀relations⠀with⠀various⠀federal,⠀state, and⠀local⠀agencies,⠀economic⠀development⠀agencies,⠀Port⠀customers⠀and⠀tenants,⠀real⠀estate⠀brokers,⠀investors,⠀developers,⠀builders,⠀and other⠀interested⠀parties⠀and⠀potential⠀users of⠀Port⠀property.


Primary Functions

  • Negotiates⠀and⠀executes⠀acquisitions,⠀property⠀sales,⠀easements,⠀street⠀vacations,⠀and other⠀contracts/agreements⠀as needed⠀to meet⠀the⠀Port’s⠀long-term⠀investment,⠀development,⠀and⠀economic⠀goals.⠀Works⠀closely⠀with the⠀Director,⠀Real⠀Estate in⠀the⠀creation⠀and⠀execution⠀of the⠀Port’s⠀real⠀property⠀strategy⠀to align⠀with the⠀goals and⠀the⠀objectives⠀under the⠀Port of⠀Tacoma’s⠀Strategic⠀Plan.
  • Provides⠀leadership⠀to their⠀assigned⠀direct⠀reports⠀and the⠀real⠀estate⠀team as a⠀whole.⠀Assists⠀the⠀Director⠀of Real⠀Estate in⠀overseeing⠀the⠀coordination⠀and⠀deliverables⠀to meet⠀the⠀objectives⠀of the⠀department.⠀Provides⠀mentorship⠀and⠀guidance⠀to⠀individual⠀team⠀members⠀and makes⠀recommendations⠀for⠀additional⠀resources⠀or⠀training⠀to support⠀their⠀professional⠀development.⠀Serves as⠀backup to⠀the⠀Director,⠀Real⠀Estate in⠀their⠀absence.
  • Collaborates⠀with the⠀Director,⠀Real⠀Estate to⠀develop⠀strategies⠀and⠀actions⠀plans to⠀market⠀Port⠀property⠀to⠀regional,⠀national,⠀and⠀international⠀businesses,⠀manufacturers,⠀commercial/industrial⠀firms,⠀brokers,⠀and real⠀estate⠀developers.⠀Ensures⠀effective⠀networks⠀and⠀collaborative⠀relationships⠀with⠀industrial⠀property⠀owners,⠀area⠀development⠀firms,⠀public⠀agencies,⠀and⠀private⠀organizations.
  • Maintains⠀statistical⠀market⠀data⠀relating⠀to key⠀Pierce⠀County⠀indicators⠀and works⠀with⠀finance⠀department⠀in the⠀preparation⠀of⠀financial⠀pro-formas⠀in support⠀of the⠀Port’s⠀industrial/commercial⠀portfolio.⠀Reviews⠀the Real⠀Estate⠀budget and⠀compares⠀it to⠀actual⠀variances⠀in the⠀budget.⠀Works with⠀maintenance⠀department⠀to⠀identify/address⠀maintenance/repair/safety⠀issues.
  • Under⠀the⠀direction⠀of the⠀Director,⠀Real⠀Estate,⠀will work⠀collaboratively⠀with NWSA⠀commercial⠀and real⠀estate⠀teams to⠀develop⠀and⠀implement⠀strategies⠀to promote⠀the⠀economic⠀growth and⠀development⠀of the⠀Puget⠀Sound⠀region and⠀achievement⠀of mutual⠀strategic⠀goals.

Required Education and Experience

Bachelor’s⠀degree in⠀business,⠀economics,⠀marketing,⠀finance,⠀or related⠀discipline⠀required.⠀Specific⠀Real⠀Estate⠀course⠀work or a⠀Real⠀Estate⠀agent/broker⠀license is⠀preferred.⠀An⠀additional⠀four (4)⠀years of⠀relevant⠀experience⠀may⠀substitute⠀for a⠀bachelor’s⠀degree.
A⠀minimum of⠀six (6)⠀years of⠀increasingly⠀responsible⠀professional⠀experience⠀in real⠀estate,⠀facility⠀and asset⠀management,⠀and sales⠀in a⠀commercial⠀or⠀industrial⠀setting is⠀required.
Previous⠀supervisory⠀experience⠀is⠀preferred.⠀Experience⠀with⠀commercial/Industrial⠀Real⠀Estate⠀brokerage,⠀economic⠀development,⠀land⠀acquisition/development,⠀land⠀entitlement,⠀easements,⠀street⠀vacations,⠀and real⠀estate⠀title is⠀highly⠀desirable.

The⠀ideal⠀candidate⠀will have⠀the⠀ability to⠀make⠀transactional⠀and⠀analytical⠀decisions⠀related to⠀research,⠀planning,⠀negotiating,⠀financing,⠀as well as⠀advanced⠀negotiation⠀and⠀financial⠀analysis⠀skills.⠀Knowledge⠀of the⠀current⠀real⠀estate⠀market⠀values and⠀key⠀metrics⠀and⠀ability to⠀incorporate⠀industry⠀trends⠀into⠀business⠀plans,⠀property⠀offerings⠀and lease⠀negotiations⠀is⠀required,⠀as is⠀advanced⠀ability to⠀understand⠀and⠀interpret⠀lease⠀templates⠀and⠀provisions.⠀In-depth⠀knowledge⠀of real⠀estate law⠀as it⠀pertains⠀to leases,⠀easements,⠀licenses,⠀property⠀acquisition⠀(purchase,⠀sales, and⠀exchanges)⠀and⠀related⠀use⠀agreements⠀and⠀advanced⠀understanding⠀of real⠀estate⠀principles,⠀practices,⠀and⠀concepts,⠀especially⠀as it⠀relates to⠀marine⠀terminal/industrial⠀agreements⠀is⠀preferred.
