This role involves appraising residential and light commercial properties to determine fair market value. There are different levels for this position, each with increasing responsibilities and qualifications. Key duties include property inspections, research, and interacting with the public.

Appraiser Trainee:

Responsibilities:

  • Learn about property transactions, legal descriptions, and property assessment laws.
  • Assist with property appraisals, including verifying sales and updating records.
  • Perform field inspections to assess new construction and destroyed property.
  • Communicate with the public regarding property assessments.

Qualifications:

  • One year of real estate or related office experience.
  • Two-year degree or equivalent experience.
  • Washington State Driver's License.
  • Ability to interpret maps, blueprints, and legal descriptions.

Real Property Appraiser:

Responsibilities:

  • Inspect properties and estimate market value for assessments.
  • Perform research and analysis to determine property values.
  • Prepare written responses to appeals and coordinate special sales reports.
  • Assist with training appraisal assistants and maintain computer databases for property valuations.

Qualifications:

  • One year of real property appraisal experience.
  • Real Property Appraiser Accreditation or Certification.
  • Working knowledge of computer-assisted appraisal programs.
  • Two-year degree or equivalent experience.
  • Washington State Driver’s License.

Senior Real Property Appraiser:

Responsibilities:

  • Perform extensive research and analysis of property sales for valuation trends.
  • Inspect properties, classify characteristics, and establish fair market value.
  • Train and mentor other appraisers and appraiser assistants.
  • Prepare responses to appeals and guide special appraisal projects.
  • Develop and implement appraisal procedures.

Qualifications:

  • Four years of real property appraisal experience.
  • Four-year degree or equivalent experience.
  • Completion of IAAO Courses 201 and 301.
  • Washington State Driver’s License and Real Property Appraiser Accreditation.

Senior Real Property Appraiser II:

Responsibilities:

  • Oversee training of new appraisers and evaluate their performance.
  • Review and analyze the work of other appraisers and provide guidance.
  • Conduct inspections and research to support mass appraisals.
  • Participate in appraisal project development and maintain databases.
  • Coordinate responses to appeals and manage special appraisal projects.

Qualifications:

  • Minimum of seven years of appraisal experience.
  • Completion of IAAO Courses 201, 300, and 600.
  • Four-year degree or equivalent experience.
  • Washington State Driver’s License and Real Property Appraiser Accreditation.

Key Skills for All Levels:

  • Ability to analyze and organize data for property assessments.
  • Proficiency in computer applications related to appraisals.
  • Effective communication skills with the public and colleagues.
  • Ability to perform field inspections and calculate appraisals accurately.
  • Capacity to work independently with minimal supervision.
